Limited Service (Non Managed Properties) -
- Prepare Comparable Market Analysis for Landlord
- Meet with owner (Landlord) to review comparable listings
- Determine best listing price using market statistics
- Discuss staging property for marketability
- Ratify listing agreement
- Enter listing data into the REALTORS® multiple listing service
- Enter listing data into Homeset Realty websites.
- Place a “For Rent” sign and a “lockbox” on the property
- Market the property via print, online, email, agent network
- Schedule showings with landlord
- Keep lanlord updated on feedback from showings.
- Pre-qualify and screen prospective applicants
- Process applications / run background check / obtain credit report / and verify references and income
- Review application with landlord for final acceptance / rejection decision
- Attend Move-In Move-Out Inspection with Landlord and Tenant
Full Service (Managed Properties) -
- All non-managed property services including the following
- Review and complete property management agreement
- Collect required funds (including rent payments & security deposit)
- Assist landlord in enforcement of lease terms
- Get authorization from landlord and remit funded expenses / i.e. mortgages / repairs / etc
- Get estimates for repairs from licensed contractors
- Provide landlord with applicable estimates
- Coordinate repairs and/or maintenance with licensed, insured vendors
- Provide emergency service for the property
- Provide a detailed year end statement for tax purposes; showing a breakdown of revenue and expenses
- Provide annual summary of expenses
- Negotiate renewal with tenant
- Conduct scheduled on-site property inspection
